Are you confused about the National Association of Realtors (NAR) settlement regarding agents compensation? Since I have taken the Accredited Buyer’s Representative (ABR®) Designation twice thus far, learning that  this is a delicate topic. As an agent, I need to make sure I ask the right questions about the seller or buyers situation. I do not want to scare customers away by throwing the buyer brokerage agreement in their face right from the get go. I think about how I would want to have this conversation go; however this effects the sellers too. 

Today, I’m leveraging my Sellers Representative Specialist (SRS) designation to outline how I work with sellers for a seamless, well-prepared transaction.

**Pre-Listing Conversations and Local Research**

I begin by thoroughly understanding your property before our listing appointment. This includes discussions about recent updates, your reasons for selling, and any unique features of your home. I also research the neighborhood and may consult with other agents and my broker to develop a strategic approach.

 

**Clear Value and Transparent Communication**

1. I emphasize my unique pre-real estate experience, which helps me connect with clients in an authentic way.

2. I'll explain the buyer's option to seek compensation from the seller for their agent, clarifying how this arrangement benefits both sides.

3. Before you sign a listing agreement, I ensure you’re aware of all negotiable options.

4. I secure written approval from you before making any compensation offers to buyers.

5. I’ll discuss how a buyer seeking agent compensation can impact the sale in your favor.

6. I’m committed to presenting all offers in line with the Code of Ethics and Fair Housing laws, which I carry with me as a reminder of these principles.

7. I maintain knowledge of all state and local real estate regulations to ensure compliance and peace of mind.

 

**Personal Experience and Lessons Learned**

As a former homeowner, I went through a complex selling and moving process in 2015 from Pennsylvania to Chicago. Challenges, like unexpected inspection issues and costly repairs, taught me a lot about managing expectations and planning for unforeseen circumstances. I leverage these lessons to support my clients, helping them avoid similar frustrations.
